Instead of visiting dozens of different homebuilder neighborhoods, sales centers and model homes, you can compare multiple local homebuilders, floorplans, and pricing all in one place.

Unlike standard realtors, also known as resale agents who handle all types of properties, our New Construction Referral Specialists specialize exclusively in new construction home sales. Our entire real estate experience is in the new construction/homebuilding industry. We are all former new home sales agents who once worked exclusively for homebuilders. Because of our insider builder sales background, we are uniquely equipped to guide, advise and help you choose the right builder, understand new construction contracts, select upgrades, and negotiate the best possible builder incentives.

Yes! We partner with preferred lenders who also work with homebuilders and specialize in new construction financing. If you have your required financial documents (paystubs, W-2s, bank statements, and ID) readily available when speaking with them, our lenders can provide you with a same-day pre-approval letter.

Homebuilders frequently offer unadvertised, time-sensitive perks to incentivize prospective  homebuyers to purchase their homes sooner rather than later. These perks can include interest rate buy-downs (which can temporarily or permanently lower your monthly mortgage payment), thousands of dollars in interior design credits for luxury upgrades, or credits towards your closing costs and sometimes covering your closing costs entirely. Your New Construction Referral Specialist knows exactly what, when and how to ask about, and negotiate these custom packages on your behalf.

We strongly advise against this. Builders enforce strict "Procuring Cause" rules. The agents working inside a builder’s sales gallery represent the builder's financial interests, not yours. Additionally, builders will not allow outside agent representation if you visit them without representation the first time. We must accompany you on your very first visit to ensure you are fully represented, protected and eligible for exclusive incentives. If you sign into a model home, or sales gallery without your New Construction Referral Specialist present on the very first visit, the builder prohibits the use of independent representation and therefore, negotiation leverage, going forward.

The on-site sales agent is a captive employee of the builder. Their legal fiduciary duty is to maximize profit for the corporation, protect the builder's assets, and hold firm on pricing. They cannot negotiate against their employer on your behalf. On the other hand, your New Construction Referral Specialist can, and does.

Our services are 100% free to prospective new home buyers. We are compensated directly by the homebuilders, meaning you’ll be assigned to your very own New Construction Referral Specialist and get expert representation and guidance through the entire purchase process at zero cost to you.

From dirt to keys, a new home typically takes 5 to 9 months to build depending on type of home, permit timing and supply chains. However, if you need a shorter timeline, we maintain lists from our homebuilder partners, of "Quick Move-In" and “Presale” homes that are completed or near-completion.

Not at all — this is the perfect sweet spot! Building a home or waiting for a home to be completed often takes months. Starting now gives us plenty of time to secure your ideal homesite, get your preferred financing lined up, and lock in current pricing as well as early incentives.
