We are a unique collective team of former new home sales agents. We are new home industry experts, and know all of the ins and outs of the homebuilder world. Most of all, we are dedicated to redefining the new construction-buying journey. With 30 plus years of collective experience, our team brings empathy and laymen's level of expertise to every interaction, ensuring you find your perfect new home fit with absolute confidence.

Navigating the new construction landscape can be overwhelming for beginners and experience buyers alike. To solve this, HomeBuilders Central pairs every homebuying client with a dedicated New Construction Referral Specialist (NCRS), who is also a California Licensed Agent. These former homebuilder sales agents provide expert guidance with home selection, builder contracts, and builder incentive negotiations. Best of all, these services are offered at absolutely zero cost to the homebuyer.

Assign an Expert Guide: We match you with a New Construction Referral Specialist. Your very own new construction concierge of sorts.
Provide you with purchasing power: Speak with one of our preferred lender partners on-site or online for a same day pre-approval.
Referral Spokesperson: We accompany you and represent your best interest at your initial visit to the builders' Model Home Center.
Builder Contract Review: We know these contracts like the back of our hand. Regular/resale agents can’t help with this as they are unfamiliar with builder contracts.
Post close counseling: We are still with you after you close escrow, to guide and assist with any issues that may arise as you settle into your new home.
No Cost to You: Our services have no out-of-pocket costs to the new construction homebuyer. Our fees are paid by the homebuilder.

How It Works

Our step by step process makes your new construction homebuying journey seamless and stress-free.

1 - Schedule your free, no obligation consultation right away. As early as 6 to 9 months in advance of your planned purchase date. This timeline provides the best pricing and incentive options.

2 - Register with HomeBuilders Central, and be matched with your very own New Construction Referral Specialist (NCRS). The earlier, the better, so that we can start to build your purchase power blueprint plan.

3 - Schedule your Financing Consultation. Our Preferred Lender partners specialize in new construction loan products and have long standing relationships with the top builders. These relationships makes them knowledgeable about which builder incentives to utilize to get you the lowest monthly payment, closing costs and other financing perks. For same day pre-approval, be sure to bring/provide the following documents during the consultation: 2 most recent paystubs; Last 2 years of W-2s or 1099s; 2 most recent bank statements; Government issued photo ID.

4 - Schedule your Comparison Meeting: To compare builder offerings via the guidance of your New Construction Referral Specialist. You’ll learn which builder is right for you because your New Construction Referral Specialist knows the ins and outs of their reputation, their warranties, their customer service ratings, their incentive programs. And not just the surface stuff that’s already available to the general public. We know what’s behind the curtain, the secret sauce, things that only the insiders know. Together with your New Construction Referral Specialist, you’ll create your new home search blueprint plan complete with your New Home Tour Map.

5 - Schedule your New Home Tour: Now for the fun part. You, along with your New Construction Referral Specialist will narrow down your new home selections and schedule the first visit to your top three Model Home Sales Centers. It is very important that you not visit any builder model homes or sales centers for the first time without being accompanied by your New Construction Referral Specialist. This can not be stressed enough. To do so would jeopardize special pricing, concessions and incentives normally afforded to the homebuyer, as well as any broker fees typically incurred by the builder. The only two rules are; you must be accompanied on the first visit by your New Construction Referral Specialist, and your New Construction Referral Specialist must register your first visit on the builder’s registration form before or during that first visit. Therefore, it is imperative that you don’t fill-out any online forms on the builder’s website or walk into a model home or sales gallery for the first time without being accompanied by your New Construction Referral Specialist.

6 - Select, Reserve and Purchase your new home. We remain with you every step of the way. From the initial visit, we can be involved as much or as little as you would like. The nice part is that builder’s have this homebuying process down to a science. So once you're in contract, you are in good hands, but we are certainly still available to you in whatever capacity works best for you. Overtime, you will have spent many happy years in your new home and before you know it, you’ll be ready for your next/move-up or forever home. When that time comes, we hope you will think of us again!
